No Smoking: Smoking is strictly prohibited inside or outside of the property. Smoking (including tobacco, cannnabis, e-cigarettes) violation will result in a fine of $500. No Parties/Events: Hosting parties or events without prior written consent is prohibited. Violation will result in immediate eviction and a fine of $1000. Main House: Entrance to the main house is strictly prohibited. Please only use your door located to the left. Quiet Hours: Please respect quiet hours from 9pm to 8am. No Tampering with security devices (doorbell, smoke detectors, outside cameras, etc.) – $500 fine. Guest Limit: 2 Guests Maximum. Violations of exceeding the guest limit will result in a fine of $500. No additional visitors exceeding the 2-guest limit are permitted on our property without prior written consent of the owner. Care of property: Guest agrees to treat the property with care and respect, keeping it clean and in good condition. Property Damage: Any misuse, damage or loss caused by Guest or their invitees will be the financial responsibility of Guest. Any damages found upon departure inspection will be charged. Waiver of liability: Guest assumes all risk of injury or other losses resulting from any use of the property, and agrees to indemnify and hold owner harmless against any claims related to Guest's use of the property. Washer and Dryer: Available for a $50 fee and must let host know in advance. Additionally, check out these rules as well: The breaking of any of these rules will result in a fine of $500. No unregistered guests – Only the guests on the reservation are permitted. No pets unless explicitly approved in advance. Do not rearrange furniture or remove items from the suite. Please park in the driveway only. We welcome well-behaved pets upon approval prior to booking. Because the apartment features light furniture and rugs, we ask that guests follow these simple rules to help us keep the space fresh and clean for everyone: • Limit of one small to medium pet (under 45 lbs). • No pets on furniture or bedding. A small pet blanket or bed must be provided by the guest. • Crate your pet if left unattended inside the apartment. • Guests are responsible for cleaning up after their pet indoors and outdoors. • A $75 pet fee applies per stay to cover extra cleaning. Use of the backyard is welcome and encouraged. During summer months, the lawn maintenance guy may stop by to mow the grass on Tuesday afternoons. Front and backyard. Keep entry doors locked when you leave the house for your safety. Report any damages or issues promptly so we can address them right away. Check-out is by [11 AM] unless otherwise agreed upon in advance.

Guests have full access to the private in-law suite, which is completely separated from the main house. The driveway is shared, with two parking spots available for guest use. Enter through the side fence gate to reach your private entrance and apartment. We live in the main home but your space is entirely your own, and it’s unlikely we’ll cross paths during your stay unless you need assistance.
